PLEASE TAKE NOTICE that pursuant to provisions of Article IX, Section 175-62 of the Zoning Ordinance
of the Incorporated Village of Lake Grove, a public hearing will be held at the Village Meeting Hall, 980
Hawkins Avenue, Lake Grove, New York, on Wednesday, November 5, 202,5 at 7:00 P.M. to consider the
following application:

Case #25-10 Ramon Paracat residing at 31 Sycamore Avenue, Lake Grove, New York 11755 requests a
variance from Article III, Section 175-14 Accessory Buildings and Structures to construct a (20’ x 30’)
detached garage where not less than 60’ from any street line is required and 30‘ from the Sycamore
Avenue street line is proposed, requesting a 30’ variance. Said property is located northeast corner of

Case #25-11 John Wagner residing at 44 Brandy Lane, Lake Grove, New York 11755 requests a variance
from Article III, Section 175-9 Building Area, where the total building area shall not exceed 20% of the
total lot area or 1,879 square feet and 29% or 2,667 square feet is proposed, requesting a 9% or 752
square feet variance to construct a second story addition (20’ x 23’) over an existing garage and living
room and from Article III, Section 175-11 Front Yard where the front yard shall not be less than 40’ and
30‘ was previously approved, 27’ proposed, requesting a 3’ variance to maintain an existing (6’ x 10’)
and (3’ x 10’) front porch. Said property is owned by John and Linda Wagner and is located east side of

Case #25-12 Giovanni Castronovo residing at 16 Laurelton Avenue, Lake Grove, New York 11755
requests a variance from Article III, Section 175-9 Building Area, where the total building area shall not
exceed 20% of the total lot area or 2,799 square feet and 25% or 3,517 square feet is proposed,
requesting a 5% or 718 square feet variance and Section 175-14 Accessory Buildings and Structures
where no building or structure shall be built less than 60 feet from any street line and 16.47 feet from
Olive Street is proposed, requesting a 43.53 feet variance to construct a (12.3’ x 20’) one story addition
to existing detached garage. Said property is owned by Giovanni and Gabriella Castronovo and is located

Case #25-13 Shazia Sattar residing at 14 Lake Lane, Lake Grove, New York 11755 requests a variance
from Article III, Section 175-12 Side Yard where there shall be two side yards, one on each side of the
building, and where the existing east side yard setback is 23.4’, and 25’ is required, requesting a 1.6’ side yard
variance and where the existing west side yard setback is 19.8’, where 20’ is required, requesting a .2’
side yard variance and where the existing total side yard setback is 43.3’ and 45’ is required, requesting
a 1.8’ total side yard variance to maintain an existing extension of a (34’ x 30’) garage converted to living
