NOTICE OF ADOPTION OF LOCAL LAW

NOTICE IS HEREBY GIVEN that the Board of Trustees of the Village of Lake Grove, Suffolk County, New York at a regularly scheduled meeting held on May 21, 2026 duly adopted the following local law amending Chapter 175 Zoning of the Village of Lake Grove as follows:

LOCAL LAW NO. 7 OF THE YEAR 2026 OF THE INCORPORATED VILLAGE OF LAKE GROVE BE IT HEREBY ENACTED AS FOLLOWS:

Chapter 175. Zoning

  • 175-14 Accessory Building and Structures

[In B Residence 1 District, accessory buildings and structures may occupy 25% of the required rear yard and shall not exceed 15 feet in height; provided, however, that no building or structure shall be built less than five feet from any side or rear lot line nor less than 60 feet from any street line. Any structure over 144 square feet shall require a building permit.]

In B Residence 1 District, accessory buildings and structures, including sheds that are less than 144 square feet in area, may not occupy an area more than 25% of the required rear yard and shall not exceed 15 feet in height; provided, however, that no shed shall be built less than five feet from any side or rear lot line nor less than 60 feet from any street line. Any structure with an area of 144 square feet or more shall require a building permit. An accessory structure or shed must be at least 10 feet from the principal structure. All accessory structures other than sheds shall be at least 10 feet off of all property boundaries.

SEVERABILITY

In the event that any portion of this Local Law of 2026 should be determined to be

invalid or unenforceable, the remaining provisions of this Local Law of 2026 shall remain in

full force and effect.

PUBLIC NOTICE INCORPORATED VILLAGE OF LAKE GROVE PLANNING BOARD

NOTICE IS HEREBY GIVEN that a public hearing will be held before the Planning Board of the Incorporated Village of Lake Grove to consider the application of Capital Slim, LLC, 145 Orinoco Drive #436, Brightwaters, New York 11718 for approval of a Land Division Map entitled “Spectacular Homes at Quensel Court” to construct two proposed, two story, single family dwellings and the removal of the two existing dwellings pursuant to Chapter 175, Article X of the Village Code (Section 7-728 of the N.Y.S. Village Law).

INCORPORATED VILLAGE OF LAKE GROVE NOTICE OF PUBLIC HEARING ZONING BOARD OF APPEALS

PLEASE TAKE NOTICE that pursuant to provisions of Article IX, Section 175-62 of the Zoning Ordinance of the Incorporated Village of Lake Grove, a public hearing will be held at the Village Meeting Hall, 980 Hawkins Avenue, Lake Grove, New York on Wednesday, June 3, 2026, at 7:00 P.M. to consider the following application:

Case #26-07 The applicant, Melissa Butler, 206 Lincoln Street, Riverhead, New York 11901 on behalf of the property owner, Brooklyn Timber LLC, located at 3080 Route 112, Suite B, Medford, New York 11763, requests a variance from Article III, Section 175-10 Lot Area, to construct a two story single family dwelling with attached garage on Lot 1 where no building or structure shall be erected on a lot having a frontage of less than 125 feet at a point 40 feet back of the street line and 93.51 feet is proposed on Beverly Road, requesting a 31.49 feet variance. AMENDING CHAPTER 168 VEHICLES & TRAFFIC OF THE

LAKE GROVE VILLAGE CODE

PLEASE TAKE NOTICE that the Board of Trustees of the Village of Lake Grove will hold a public hearing on Thursday May 21, 2026 at 6:00 p.m. at the Lake Grove Village Hall, 980 Hawkins Road, Lake Grove, New York on a proposed Local Law of 2026 the title of which is “Local Law of 2026” a Local Law Amending Chapter 168 of the Lake Grove Village Code; and which local law amends Chapter 168 Vehicles and Traffic of the Lake Grove Village Code to adopt or amend regulations regarding parking prohibited in designated locations in the Village of Lake Grove.

At said Public Hearing, all interested persons will be given an opportunity to be heard.

Case #26-05, Crystal Lundstrum, residing at 50 Walnut Street, Lake Grove, New York request a variance from Article III, B Residence 1 District, Section 175-9 Building Area to construct a 16’ x 32’ inground swimming pool and a 10’ x 18’ shed where the total building area shall not exceed 20% of the total lot area or 1,600 square feet and 30% or 2,395.8 square feet is proposed, requesting a 10% or 795.8 square feet variance.  Said property is located at 50 on the west side of Walnut Street, 300 feet south of Magnolia Avenue.
