NOTICE IS HEREBY GIVEN that the Board of Trustees of the Village of Lake Grove,
Suffolk County, New York at a regularly scheduled meeting held on September 19, 2024 duly
adopted the following local law amending Chapter 175 Zoning of the Village of Lake Grove to
change the zoning of the properties located at 1003, 1013, 1015, 1017, 1019 and 1033 Hawkins
Avenue, from residential to J Business 3:

A LOCAL LAW CHANGING THE ZONING OF THE
PROPERTIES 1003, 1013, 1015, 1017, 1019, 1025 and 1033 HAWKINS AVENUE,
LAKE GROVE, FROM RESIDENTIAL TO VILLAGE OF LAKE GROVE J BUSINESS 3
BE IT HEREBY ENACTED AS FOLLOWS:
Amendment of the Zoning District
A. The Zoning and Zoning District of the properties located at street addresses 1003,
1013, 1015, 1017, 1019, 1025 and 1033 Hawkins Avenue and identified by Suffolk County tax
map numbers 208-18-3-2, 208-18-3-3, 208-18-4-1 and 208-18-4-2 is hereby amended from
Residential to Village of Lake Grove J Business 3.
B. Descriptions of properties for which zoning is to be amended:
Description of property at SCTM 208-18-3-2 (1033 Hawkins Avenue) All that certain plot, piece
or parcel of land, with the buildings and improvements thereon erected, situate, lying and being
in the at Lake Grove, Town of Brookhaven, County of Suffolk and State of New York, more
particularly bounded and described as follows:
BEGINNING at a point on the easterly side of Hawkins Avenue, distant 80.42 feet northerly
from the corner formed by the intersection of the easterly side of Hawkins Avenue with the
northerly side of Washburn Street;
RUNNING THENCE along the easterly side of Hawkins Avenue North 06 degrees 22 minutes
and 42 seconds West, 70 feet to land now or formerly of Donnally;
THENCE along said land South 83 degrees 58 minutes 30 seconds East, 187 feet to land now or
formerly of Pisciotta;
THENCE along said land South 01 degrees 49 minutes and 56 seconds East, 69.28 feet to other
land now or formerly of Walter Williams;
THENCE along said land North 83 degrees 53 minutes 30 seconds West, 181.44 feet to the
easterly side of Hawkins Avenue at the point or place of BEGINNING.

All that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Lake Grove, Town of Brookhaven, County of Suffolk and
State of New York, more particularly bounded and described as follows:
BEGINNING at a point at a corner formed by the intersection of the Easterly side of Hawkins
Avenue and the Northerly side of Washburn Street, running thence along the Easterly side of
Hawkins Avenue North 06 degrees 22 minutes 41 seconds West 80.42 feet to land now or
formerly of Prescott;
RUNNING THENCE along said land South 83 degrees 53 minutes 30 seconds East 181.44 feet
to land now or formerly owned by Pisciotta;
RUNNING THENCE along said land South 01 degrees 49 minutes 56 seconds East 79.28 feet to
the Northerly side of Washburn Street;
RUNNING THENCE along the Northerly side of Washburn Street North 83 degrees 53 minutes
30 seconds West 175 feet to the point or place of BEGINNING.
Description of property at SCTM 208-18-4-1 (1013-1019 Hawkins Avenue)
All that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Lake Grove, Town of Brookhaven, Suffolk County, New
York, more particularly bounded and described as follows:
COMMENCING at the northwesterly corner hereof at the point formed by the intersection of the
easterly side of Hawkins Avenue and the southerly side of Washburn Street and from said point
of beginning;
RUNNING THENCE South 06 degrees 89 minutes 30 seconds East by and along the easterly
side of Hawkins Avenue, the distance of 100 feet to a locust stake set for a bound and land
formerly of one Ecclesion;
THENCE South 83 degrees 53 minutes east by and with said land formerly of one Ecclesion, the
distance of 100 feet to a locust stake set for a bound;
THENCE North 06 degrees 89 minutes 30 seconds west by and with land of one Denham, the
distance of 100 feet to a point on the southerly side of Washburn Street;
THENCE North 83 degrees 53 minutes 39 seconds west by and along the southerly side of
Washburn Street, the distance of 100 feet to the point or place of BEGINNING.

All that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in the of Lake Grove, Town of Brookhaven, County of Suffolk
and State of New York, more particularly bounded and described as follows:
BEGINNING at a point on the easterly side of Hawkins Avenue, as widened, distant 81.35 feet
southerly from the extreme southerly end of an arc of a curve which connects the southerly side
of Washburn Avenue with the easterly side of Hawkins Avenue, as widened;
RUNNING THENCE South 83 degrees 53 minutes 30 seconds East, 83.63 feet to land now or
formerly of Geraldine Denham;
THENCE South 6 degrees 08 minutes 45 seconds East along said land now or formerly of
Geraldine Denham, 102.33 feet to land now or formerly of United States Postal Service;
THENCE 83 degrees 53 minutes 30 seconds West, along said last mentioned land, 83.63 feet to
the easterly side of Hawkins Avenue, as widened;
THENCE North 6 degrees 08 minutes 45 seconds West along the easterly side of Hawkins
Avenue, as widened, 102.33 feet to the point or place of BEGINNING.
Severability
The provisions of this Local Law are declared to be severable, and if any section, sentence,
clause or phrase of this article shall for any reason be held to be invalid or unconstitutional, such
decision shall not affect the validity of the remaining sections, sentences, clauses and phrases of
this Local Law, but they shall remain in effect, it being the legislative intent that this Local Law
shall stand, notwithstanding the invalidity of any part.
